The bridgeway An exclusive elevated walkway connects the podium directly to Ateneo Gate 1. It is the whole argument for the address: no Katipunan crossing, no traffic, no jeepney queue between a unit and a 7:30 class.

Two streets The site takes frontage on both Katipunan Avenue and Esteban Abada, so residents and cars are not funnelled through one gate. Retail runs along the podium at street level.

Rooms that change The layouts are modular rather than fixed, so the same square metres work as a study, then a shared flat, then a family unit. A 24 square metre studio has to earn its keep several times over.

What is already there Katipunan came with its own life before the tower did: three universities, the bookshops and galleries around them, and the food strip that keeps hours no business district would.

Ateneo is across the bridgeway. Miriam and UP Diliman are minutes up the same road, and Katipunan carries the LRT-2 terminus at Katipunan station plus the C5 connection south. The strip itself is the reason people stay in the area after they graduate.
