We never sell your information and we never buy it from a data broker. We do use Microsoft Clarity to record how pages are used, and that comes with Microsoft's cookies. This page explains both things in plain language — and gives you one switch that turns them off.
Our calculators — affordability, rent vs buy, amortization, closing fees, zonal value and the rest — run entirely in your browser. When you change a field, your browser sends us one short note that says, in effect: "somebody used the Affordability Calculator today."
That note contains exactly three things:

Separately, the site keeps a simple count of how many pages were viewed each day. That is a single running total with nothing attached to it — no IP addresses, no identifiers, no way to trace it to a person.
This site runs Microsoft Clarity on its public pages. It is a free tool that shows us how pages are actually used, so we can find the ones where people get stuck. We want to be straightforward about it, because it collects more than our own calculator note does.
What Clarity records while you are on the site:
To do that it stores seven cookies on your device. Two of them are ours in the sense that they only work on this site — _clck and _clsk, which tell one visit from the next. The other five are Microsoft's own, and they are not limited to this website:
CLID — records the first time Clarity saw this browser on any website that uses Clarity, not just oursMUID — identifies your browser across Microsoft sites. Microsoft's documentation says this one is used for advertising, site analytics and operational purposesSM, MR, ANONCHK — housekeeping for the above, including synchronising that identifier across Microsoft's domainsThis data goes to Microsoft, not just to us. Microsoft processes it on servers outside the Philippines under its own terms. Microsoft's own guidance for websites like ours states that the information is used "for site optimization, fraud/security purposes, and advertising", and that it is shared with Microsoft Advertising. So while we do not advertise to you, buy ads, or hand your details to anyone, we should not pretend that the recording stops with us — it does not.
We cannot delete a Clarity recording for you the way we can delete our own records. For anything held by Microsoft you have to go to Microsoft: see the Microsoft Privacy Statement, the list of cookies Clarity sets, and their data-retention policy.
Clarity is configured to mask what you type, so the figures you enter into the calculators and the details you put into a form are not meant to appear in a recording.
If none of that appeals to you, that is a perfectly reasonable position — the switch below stops all seven cookies and the recording with them, and nothing else on this site changes.
The switch further down this page stops Clarity loading on the browser you are using.
The first time you use a calculator, your browser generates a random string of characters and saves it on your own device (in something called localStorage). It looks like a3f9c1e08b7d….
It is not built from your IP address, your device details, or anything about you — it is simply a random number. On its own it names nobody. Its only job is to let us tell "one person used four different calculators" apart from "four different people used one calculator each."
It stays on your device, not ours, and clearing your browser data deletes it.
The moment you type your email address into any form on this site, we link that random ID to your email — and that includes the calculator history from before you gave it to us.
We want to be direct about this, because it is the part people don't expect. The forms in question are:
So if you used the affordability calculator in March and subscribed to the newsletter in July, Catherine can see that March activity from July onwards. If you never give us your email, that link is never made and the history stays anonymous.
So that when you hear from us, it's about something you were actually looking into. If your history shows rent-vs-buy and Makati zonal values, you should get notes about buying in Makati — not a generic blast about commercial leases in another province.
It also tells us which calculators are worth improving and which ones nobody uses.
The calculator history, your email and anything you send us through a form: only GLRA Realty — Catherine and authorised staff — through a password-protected admin dashboard. It is never sold, rented or published, and no advertiser or data broker is given any of it.
The one exception, spelled out in section 02, is Microsoft: the session recording is collected by Clarity and goes to Microsoft, which uses it for its own purposes including advertising. Microsoft is the only outside company that receives anything, and what it receives is the page recording — never your enquiries, your saved listings, or anything Catherine holds about you as a client.
We keep what we hold until you ask us to delete it. Ask, and we will delete it.
One switch, both kinds of recording — our calculator note and Microsoft Clarity. It works on the browser you're using right now and takes effect immediately. No account needed, nothing to submit.
What "off" does: it deletes the random ID from this browser, stops any further calculator use being recorded here, and stops Microsoft Clarity from loading at all on this browser — so no new session is recorded and no new Clarity cookie is set. Because the setting lives on your device, you'll need to switch it off again on your phone, tablet or other computer if you use those too — and it will need switching off again if you clear your browsing data.
What it doesn't do: it can't remove records we already have, and it doesn't reach back into recordings Microsoft has already taken. For our own records, email us — see below. Cookies Clarity already set on this device stop being used once the switch is off, because the script that reads them no longer loads; clearing your browser data removes them outright.
Under the Philippine Data Privacy Act of 2012 (Republic Act 10173) you can ask us to show you what we hold about you, correct it, delete it, or stop using it — and we have to do it.
Email glrarealty@gmail.com or message us on Messenger and say what you want done. A plain sentence is enough — "please delete everything you have on me" works fine. We'll confirm once it's done.
The same applies to marketing emails: ask to be removed and you're removed.
Because Clarity is a Microsoft service, the session-recording data described in section 02 is processed outside the Philippines. Using this site with the switch on means you accept that transfer; the switch is how you decline it.
If you think we've mishandled your information and we haven't sorted it out with you, you can raise it with the National Privacy Commission.
