How long does it take to buy a property in the Philippines?

From offer to closing typically takes 30–90 days, depending on whether you're paying cash or financing. Bank financing adds 30–45 days for loan approval and appraisal. Pre-selling units can take longer — turnover dates vary by developer.

Can foreigners buy property in the Philippines?

Foreigners cannot own land outright, but they CAN own condominium units (up to 40% of a building's total floor area). Foreigners can also lease land long-term (up to 50 years, renewable). Filipino spouses can hold land titles.

What documents do I need as a buyer?

Government ID (passport or driver's license), TIN, proof of income (last 3 months payslips or ITR), and proof of billing. For foreigners, add visa + Bureau of Immigration certification.

What fees should I expect beyond the purchase price?

Standard buyer-side fees: documentary stamp tax (1.5%), transfer tax (0.5–0.75%), registration fee (~0.25%), notarial fees, and broker's commission (usually paid by the seller). Total closing costs typically run 4–6% of the purchase price. Try our closing fees calculator.
