Pre-Selling Payment Schedule Calculator

Buying a unit that is still being built? See exactly what you pay each month while it goes up, what falls due on turnover day, and what the monthly becomes once the bank takes over.

The Unit

Take these from the developer's computation sheet

The full price of the unit, before any discount.
Per cent, if any
Usually deducted from the down payment
While it is being built
Per cent of the net price
Months until turnover
Per cent a year. Most developers spread the down payment interest-free, which is why this starts at zero. Change it if yours does not.
After turnover
Per cent a year
Years
Per cent of the net price. Transfer taxes, registration, move-in fees, meter deposits and the first year of association dues. Six per cent is a common working figure; ask the developer for their actual schedule.

How to use this: the figures come from the developer's own computation sheet — contract price, discount, reservation fee, down-payment percentage and the number of months to turnover. The charges due at turnover vary a great deal between developers and between local government units, so treat six per cent as a placeholder until you have their schedule. Value-added tax is normally already inside a quoted contract price; a house and lot at ₱3,600,000 or below is VAT-exempt, above it 12% applies. This is an estimate for planning, not an offer or a financing approval. Catherine can walk you through an actual computation sheet →
