About the defaults: Pag-IBIG rates depend on your chosen fixing period and loan amount (the pre-filled 6.25% reflects a common short-fixing rate). Pag-IBIG raised its maximum loanable amount to ₱10,000,000 in May 2026, up from ₱6,000,000. How much of that you actually get is capped three ways: the appraised value (95% for a property up to ₱2,499,999, 90% above it), your capacity to pay (the amortization should not exceed 35% of gross monthly income), and your age — you must be no older than 65 when you apply and the loan must be fully paid by 70. Bank rates change often and are usually fixed for 1–5 years before repricing. "Income needed" assumes the payment should stay near 30–35% of gross monthly income.
